Moisture, Drainage, and Air Quality


Colorado’s climate helps (we’re dry), but snowmelt and heavy summer rains still happen. If you’ve ever noticed musty smells or efflorescence (that white powder on concrete), tackle it before you frame.


  • Address exterior drainage (downspouts, grading) first.

  • Consider a sump system or French drain if you’ve had seepage.

  • Use a vapor barrier behind framed walls and under subfloors where appropriate.

  • Choose luxury vinyl plank (LVP) or engineered wood rated for below grade; add area rugs for warmth. In guest suites, carpet tiles can be a nice compromise—soft underfoot and easy to swap if life happens.


Layout: Flow First, Walls Second

Basement layouts often get dictated by where the builder put mechanicals. You have more flexibility than you think.


Smart Zoning

  • Noisy vs. quiet: Put the media/play space on one side and bedrooms/office on the other.

  • Bath location: Near existing plumbing stacks to save complexity—still, don’t be afraid to move fixtures if it improves the plan.

  • Circulation: Avoid creating long, tunnel-like hallways; borrow space for a reading nook or built-in to break up the run.

  • Use the space under stairs for pull-out drawers or a petite wine nook.
